Planning Application Validation Guide - What you need to submit
Lancaster City Council has published a comprehensive Planning Application Validation Guide. The guide details everything you need to submit for anything from a house extension to a major retail or housing development. Failure to submit the required information will prevent us from validating your application and will delay the process.

New guidance on Affordable Housing Statements
Affordable Housing Statements should accompany any application for residential development. To assist applicants with drafting Statements, the council has prepared guidance notes designed to sit alongside the Planning Application Validation Guide. The new guidance notes cover the potential application scenarios and sets out what information must be included in an Affordable Housing Statement for each scenario. Applications with clear and complete Affordable Housing Statements can quickly be validated by the council which will in turn speed up the overall process.

Planning Fees
Most applications attract a planning fee. Fees can be paid by cheque (please write your name and the site address on the back) or Credit or Debit Card over the telephone.
To pay by card please telephone 01524 582950 between 9am and 5pm Monday to Friday.
For complex applications, or if you are unsure of the correct planning fee you may find the Planning Portal Fee Calculator useful.
The fee for householder applications is currently £150.

Submitting an application
Applications can be submitted online via the Planning Portal.
Applications can also be submitted in hard copy. Details of how to submit are in the validation guide.
